More than 400 property owners across approved residential layouts in South Bengaluru have received land acquisition notices for the Peripheral Ring Road-2 project, setting off widespread anxiety over property rights and compensation terms. The final notification issued by the Bangalore Development Authority covers roughly 1,427 acres across 31 villages in the Bengaluru Urban district.

The notices have directly impacted residents in localities such as Gulakamale off Kanakapura Road, where plots inside approved housing enclaves have been earmarked for the multi-lane connectivity corridor. The situation highlights a growing friction between municipal infrastructure expansion and legally sanctioned residential developments in the metropolitan periphery.

Affected individuals stated that they purchased sites in projects possessing valid approvals from planning authorities and registration with the Karnataka Real Estate Regulatory Authority. Many buyers acquired these parcels within the last year, performing due diligence by verifying official portals before committing their savings.

Homeowners have expressed sharp disagreement with the proposed compensation structure, alleging that the financial relief offered by authorities falls drastically short of prevailing market rates. Property holders noted that land values in the pocket command significantly higher figures per square foot than the baseline valuations utilized in official compensation drafts.

Representatives for the layout developers indicated that land conversion charges, stamp duty, and registration fees were duly paid to state bodies years prior to the recent finalization. Developers have maintained that they intend to explore legal avenues to safeguard the interests of buyers who invested their capital in good faith.

The infrastructure corridor, designed to ease urban congestion by linking major arterial routes, has a long legislative history dating back to initial notifications issued over two decades ago. Residents caught in the current alignment argue that subsequent planning permissions granted by regional authorities created a false sense of security regarding the safety of their investments.

Legal experts and affected community groups are expected to petition state authorities for formal denotification of established residential pockets or substantial revisions to the compensation packages. Further developments depend on upcoming administrative consultations and judicial responses to petitions filed by the aggrieved property holders.
